Is the €499 + IVA fee really all I pay?
Yes. The fixed fee covers valuation, professional photography, multi-portal marketing, buyer enquiry management, documentation support, and a dedicated sales specialist. There are no commissions or hidden extras—ever.
When is the fee due?
We split the fee into two instalments: 50% when you authorise us to start, and the remaining 50% before the photo session. This keeps both sides committed while we prepare the listing and invest in marketing.
Do I owe anything if my property doesn't sell?
The €499 + IVA covers the full marketing and support package regardless of the outcome. Our goal is always a successful sale, but unlike commission-based agents you won't face thousands in fees if the market slows.

You'll receive an initial price recommendation within 24–48 hours. We then call you to review the number, answer questions, and schedule the professional photography session if you want to move ahead.
How long does a sale usually take?
With competitive pricing and our marketing, most Costa Blanca homes sell within 30–60 days. Demand, condition, and price point matter, so we'll give you clear expectations for your property type.

We list on Idealista, Fotocasa, Kyero, Rightmove Overseas, and other leading portals, backed up by targeted social media ads and buyer database emails. You also receive a premium listing on sunnycasas.com.
Do you handle viewings and offers?
Yes. We qualify every enquiry, coordinate viewings with you, and guide you through each offer. You stay in control of the final decision, while we negotiate the best price and terms possible.
What documents should I prepare?
You'll need the title deed, NIE numbers, latest IBI and community fee receipts, the energy certificate, and occupancy licence where applicable. We provide checklists and arrange any missing paperwork.
